Playa del Carmen, Mexico | Planning to Open a Public Access Road to Playa Montecarlo with a Comprehensive Development Project at Xalacoco

Playa del Carmen, a vibrant coastal city located along the Yucatán Peninsula’s Riviera Maya strip of Caribbean shoreline in the Mexican state of Quintana Roo, known for its beautiful palm - lined beaches, coral reefs, lively atmosphere and proximity to relevant Mayan historical sites through its municipal authorities is working to open a new public access road to Playa Montecarlo with also a comprehensive development at Xalacoco.

According to the Director of the Federal Maritime Terrestrial Zone (Zofemat) , Irving Lili Madrigal, there are negotiations with the H10 Hotel to open the access road to Playa Montecarlo, a beach with a Blue Flag accreditation located at Xalacoco, whose name means “Twin Coconuts” , an emblematic area that was once a relevant commercial port of the Mayan civilization, where vestiges of ancient constructions are still founded today in this site located in North Playa del Carmen.

Xalacoco is a tranquil, family - friendly beach area, known for its calm, almost wave less - sea, white sand, and clear Caribbean waters, offering a mix of amenities like restaurants, beach clubs, and water sports, providing a more relaxed and secluded atmosphere compared to the main Playa del Carmen beach.

As part of the project, the authorities are also looking to improve infrastructure and provide services for beachgoers and the intention is to develop a comprehensive plan for this area in 2026 according to the Director of Zofemat. 

The plan will include the construction of bathrooms of mobility in the Xcalacoco area that is also without parking spaces and where beach access is currently narrow due to erosion.     

Zofemat Director said that the first move is to open the access and then continue with these operations and municipal authorities are in talks with neighbouring hotels to gain support for the project.   

The head of Zofemat added that in coordination with the Planning Department, a comprehensive urban planning plan is being drawn up for the area and the Mayor Estefanía Mercado has shown particular interest in improving the conditions of the municipality’s public beaches.  

 The City hall has already made observations regarding the current condition of all Playa del Carmen public beaches and the priority needs for their improvement.
