IHG Hotels & Resorts, British multinational hospitality company based in Windsor, Berkshire, England, UK has signed Theobalds Estate, located in Cheshunt, a well - connected town in Hertfordshire, a ceremonial county in the East of England, just 21 km north of Central London and minutes from J25 of the M25, a centre that uniquely blends leafy suburban living with rich historical roots and vast outdoor spaces, including the sprawling 10.000 - acre, Lee Valley Regional Park.
Owned by Surya Hotels, part of Flying Trade Group, an award - winning, global business group based in Harwich, Essex, England, a firm with significant operations across several UK sectors, including the food, hotel, leisure and construction industries, Theobald Estate, Noted Collection by IHG is the first property in the UK to join Noted Collection brand since its launch earlier this year.
The property is set within 55 acres of parkland near Theobalds Grove, about 35 minutes from London Liverpool Street. The site features a partly Grade - II listed building that previously served as a 18th century residence for the Royal Family and was home to King James I in the 17th century.
The hotel and adjoining health club will undergo an extensive refurbishment before joining Noted Collection by IHG. The hotel’s outbuilding will be fully refurbished, installing air conditioning throughout the property, including in the Grade II Lised building, the renovation of a 25 - metre outdoor heated pool Lido to feature a spa, restaurant, and children’s play area. Additional upgrades will include new access roads and a canopy at the main building.
Planned new facilities include a gym, padel courts and a a dedicated wellness centre offering hyperbaric oxygen therapy, red light therapy, performance coaching, reformer Pilates, a spin studio, an outdoor spa garden, and longevity - focused programme.
Scheduled to open in 2027, Theobalds Estate will join Noted Collection by IHG, a premium conversion brand for upscale to upper - upscale properties, featuring curated, independent hotels that retain their unique, one - of - kind character. The brand allows property owners to join the IHG Hotels & Resorts network while benefiting from global distribution and the IHG One Rewards loyalty program.
The brand is defined by three core experiential pillars:
• Noteworthy Stays: Properties are selected for their distinct history, architecture, and confident, standalone personalities rather than standardized, cookie – cutter designs.
• The Edit: Unique guest experiences curated through a worldly, “editorial lens”. This includes narrative – driven, culturally connected food and beverage concepts, local rituals, and unexpected signature moments.
• Conversation Starters: Intuitive, warm, and natural service. The brand emphasizes thoughtful, discovered details rather than rigid service delivery, such as handwritten notes, curated objects in the space, and localized cultural programming.
IHG Hotels & Resorts plans to build a collection of more than 150 Noted Collection hotels worldwide over the next decade.
The collaboration between Surya Hotels and IHG Hotels & Resorts apart this partnership continues. Surya Hotels has signed Thatcher’s Hotel in Leatherhead, Surrey, England, which will undergo refurbishment before joining the voco portfolio.
