Four Seasons Hotels and Resorts | Revealed Plans to Open a New Hotel in Rio de Janeiro, Brazil

Four Seasons Hotels Limited, trading as Four Seasons Hotels and Resorts, a luxury hotel and resort company based in Toronto, Canada, which has transformed the hospitality industry by combining personalized and genuine care with a commitment to excellence in service and details has revealed plans to open a new hotel in Rio de Janeiro, vibrant seaside metropolis in Brazil,  one of the most visited cities in the Southern Hemisphere, well known for its cultural diversity, natural settings, iconic beaches including Copacabana, Ipanema, Leblon and Tijuca, vibrant music and dance such as samba, bossanova, outstanding landmarks, an emblematic carnival and a vibrant atmosphere.

The Canadian company in partnership with Catuaí Asset, an independent asset manager firm focuses on real estate development, financial and property management, shopping centre management and civil construction and based in São Paulo, will develop the future Four Seasons Rio de Janeiro at Leblon, part of the company’s strategic expansion in South America and marking the group’s return to Brazil.

The hotel is set to open in 2029 will be located on Leblon beach, one of the most iconic places in Rio de Janeiro situated in the city’s South Zone next to the famous Ipanema beach, famous for its natural beauty, fine sand and crystal waters, with Morros Dois Irmãos in the background.

The development is part of ongoing investments in the Leblon area, which is seeing enhancements in lifestyle and leisure attractions.

The property will occupy the tallest building in the area overlooking the Atlantic Ocean, replacing  the Hotel Marina Palace, located at Avenida Delfim Moreira, 630, 750 metres from Antero de Quental / Leblon underground station, 2.6 km from the Jardim Botânico do Rio de Janeiro botanical garden, within a 2 - km distance of Gavea Hippodrome,  20 minutes on foot from Shopping da Gavea Mall,  14 km from the Christ the Redeemer statue and approximately a 30 - minute drive from Galeão International Airport.

The establishment will undergo a complete renovation before its reopening with the aim to transform the existing structure into a modern hotel, maintaining some of its architectural heritage while updating its facilities.

The hotel will feature approximately 120 comfortable rooms and suites offering views of the Atlantic Ocean, multiple dining options, including a rooftop bar and pool and a restaurant serving both local and international cuisine. Additional amenities will include a spa and wellness centre and a a range of beachfront activities.

This project adds to Four Seasons Hotels and Resorts’ presence in South America, which includes properties in Bogotá, Colombia, Buenos Aires, Argentina, and an upcoming hotel and residences in Cartagena de Indias, Colombia, scheduled to open in 2026.
