Ruby Hotels GmbH, a hospitality brand founded in 2013 and based in Munich, Germany, part of IHG Hotels & Resorts, a hotel company breaking new ground with its Lean Luxury philosophy with a lean organisational structure and concentration on on the essentials and aimed in creating a contemporary, affordable, cost and style – conscious customers will open its first hotel in Chicago, vibrant metropolis and largest city of the U.S. state of Illinois located on Lake Michigan, famed for its bold architecture, a skyline punctuated by iconic skyscrapers, emblematic museums, a rich arts scene, and also recognuized as a major financial and transportation hub.
IHG Hotels & Reorts and Ruby Hotels have entered into a 30 - year franchise agreement to bring the first hotel of the brand in the United States, an operation that will consist in a 22 - floor conversion of the Inn of Chicago, an elegant hotel dating from 1928, located at 162 Ohio Street, one street away from Chicago’s Magnificient Mile, a 2 minute - walk from various fine restaurants and shops, 1.6 kilometres from Millenium Park, 7 minutes’ walk from an El station, and 3.2 kilometres from Willis Tower observation deck.
The project is being developed in partnership with Berk Properties, Orange County development company specializing in efficient quality commercial projects, led by principlas David Davidson and Rajesh Masina, a firm boasts experience in the United States’ residential and hospitality markets.
Ruby Hotels will develop and operate the hotel, which will involve a comprehensive renovation and repositioning of the historic Inn of Chicago building incorporating the Ruby brand’s design s while reflecting elements of Chicago’s cultural identity.
The works are expected to begin in the latter half of 2026 with plans that include efficient room layouts and updated finishes, a reimagined lobby and bar, a rooftop terrace and bar with views of the city skyline, and adapted public spaces.
The planned opening for the Chicago Ruby Hotel is in 2027 and the planned transformation will convert the late 1920s era building into a stylish 22 - story hotel featuring 412 rooms operating under IHG franchise.
The announcement of this operation follows IHG Hotels & Resorts’ acquisition of the Ruby Hotels brand less than a year ago and comes four months after the brand became available for the development in the United States.
Ruby Hotels as of Q3 2025, has 35 open and and pipeline hotels across major European cities including Amsterdam, Berlin, Cologne, Dublin, Dusseldorf, Florence, Frankfurt, Geneva, Hamburg, London, Munich, Rome, Stuttgart, Vienna, and Zurich.
