Punta Cana, the Dominican Republic | Residential Construction is Experiencing an Unstoppable Growth

Residential construction is experiencing an unstoppable growth in Punta Cana, a popular resort town and a Caribbean leading  destination  located on the easternmost point of the the Dominican Republic, well known for its 32 kilometres of pristine beaches, clear turquoise waters, luxury hotels and resorts, as well as for its vibrant nightlife.

This unprecedented boom in construction, shifting from a tourism - only hub to a bustling city is driven by high investor demand, tax incentives like CONFOTUR, and also massive smart city projects, high - end amenity - rich condos and a rapid development of infrastructure.  

This more than relevant growth in the Dominican Republic’s top tourist destination, with no end in sight and demand remains moderately high, driven by a 5.8% increase in construction activity, exceeding the national economy’s growth with key areas like City Place, Macao, and Vistacana that are transforming themselves into major residential hubs with extensive, high - end, urban projects attracting significant foreign and luxury investment.  

Alongside these renowned Punta Cana’s areas, the launch of residential developments with a high number of units is also frequently announced, some in third - line locations that no one would imagine. 

The most recent publixcized project is a Spanish development located behind Almacenes Unidos, a large “mega plus” type shopping center that offers a wide variety of products located at Boulevard Turístíco del Este in Verón (Zona Urbana), a development includes 900 apartments and a 100 - room hotel. 

The latest development groups to arrive at the aforementioned areas are mostly of Spanish origin, and their owners are convinced that their product are unique and competitive. These developers are ignoring expert advice to freeze their residential projects for now, given then oversupply in Punta Cana/Bávaro and the Zona Este (the East Zone) in general.

 According to reliable sources, the number of housing developments planned for the short term is around 30.000, including apartments and villas. Some consider this figure even higher. 

Of all the projects, one of the most ambitious and striking is undoubtedly Larimar, a massive development with a plan to build some 10.000 homes in a place far from the beach and the centre of Punta Cana, and which is also difficult to access because you have to go through Verón, an area elevated to the status of municipal district by Law No. 386 - 06 on October 2006,  as the “first tourist municipal district in the country” located a 20/25 minute drive to the beach and to the Punta Cana International Airport (PUJ).

This area is growing rapidly, but the increase in housing is not being matched by the development of road infrastructure and others necessary for such a large - scale project. 

Key features of this growth include:

•    Massive Urban Projects: Development of "new cities" like City Place and major projects like Aura Boulevard are transforming the landscape.
•    Innovative "Smart City" Features: Developments feature smart technology, eco-friendly design, artificial lakes, pet areas, and extensive leisure facilities, including projects like Larimar City & Resort.
•    High-End Condo Amenities: Modern developments, such as River Island and Atlantida, offer private pools, gyms, rooftop lounges, and secure, gated communities.
•    Infrastructure Growth: The expansion includes improved commercial areas, international schools, and top-notch restaurants, supporting a "live, work, play" lifestyle.
•    Tax Incentives: Projects often offer CONFOTUR exemptions, which include 0% property tax for up to 15 years and exemption from transfer taxes, making it a tax-free haven for buyers.
•    Investment Appeal: High demand for vacation rentals and property appreciation in 2025-2026 is driving investment from retirees, remote workers, and international investors.
